Why XYZ

The opening date is fixed. So is our accountability.

A fit-out is measured in millimetres and days. We treat both as non-negotiable — because a brand that opens late pays for it in rent, footfall and reputation.

01

One accountable contract

Shell to opening day under a single point of responsibility — construction, MEP, joinery, finishes, signage and handover coordinated as one sequence, not sub-let and forgotten.

02

The programme is built around your opening

We work backwards from the date that can't move — mall handover, procurement lead times and authority sign-off mapped so the opening holds.

03

Landlord & authority coordination

Handover conditions, permits and inspections managed with the mall and authorities so approvals don't become the thing that slips the date.

04

In-market teams across the GCC

Kuwait, Riyadh, the UAE and Cairo — centralised design and procurement with people on the ground where the site is.

05

Brand-grade finishing

Luxury, fashion and F&B tolerances: the details a leasing team and a brand's rollout manager notice on opening day.

06

Procurement & long-lead control

Centralised procurement on long-lead finishes and equipment so the critical path is managed before it becomes a problem.

Shell → Opening

Six stages between a bare shell and opening day.

01

Shell handover

Bare shell surveyed against the landlord's handover conditions.

02

Setting-out

Site measured and set out against the IFC drawings — millimetres, not approximations.

03

MEP first fix

Mechanical, electrical and plumbing routed and coordinated before finishes close them in.

04

Joinery & finishes

Brand-grade fabrication, surfaces and fixtures installed to specification.

05

Testing & snagging

Systems tested, defects closed, the space brought to opening standard.

06

Opening day

Handover, authority sign-off and a space ready for trade.

Questions

Before you brief a contractor.

How early should we appoint a fit-out contractor?

As early as you can — ideally before or at mall handover. The opening date is fixed by the lease and the mall's calendar; the earlier the programme and procurement start, the more of the critical path we can protect. We'll tell you honestly if a date is tight.

Do you work under one contract, or separate trades?

One accountable contract. Construction, MEP, joinery, finishes, signage and handover are coordinated as a single sequence, so there's one point of responsibility for the opening.

Which markets do you deliver in?

Kuwait, Saudi Arabia (Riyadh) and the UAE, with procurement and delivery experience extending to Cairo. Each market has in-market teams.

Can you work to a brand's global fit-out standard?

Yes. Much of our work is for international and regional brands rolling out to a fixed specification — luxury, fashion and F&B in particular.
